Frequently Asked Questions

Most domestic EICRs fall between £120 and £300, with the final price depending on your property's size and the number of circuits being tested.

Smaller flats sit at the lower end, while larger homes, HMOs, and commercial premises cost more because there's more to inspect. Prices across London tend to run a little higher than the national average. At XA Electrics we give you a clear, fixed price before any work begins, so there are no surprises. Landlords legally need an EICR at least every five years; homeowners aren't required to have one, but every ten years is sensible.

Since July 2020, every privately rented property in England must hold a valid EICR, and landlords must also supply one at the start of a new tenancy. For homeowners it's voluntary, but a periodic inspection catches faults early and is well worth it before buying or selling a home.

Warning signs include breakers that trip often, flickering lights, mild shocks from sockets, burning smells or scorch marks, and an old fuse box with rewireable fuses

Wiring generally lasts around 25 to 30 years before it starts to degrade, so older properties are more likely to need attention. The most reliable way to know for certain is an EICR, which tells you whether a full rewire, a partial rewire, or a simple repair is the right fix.

A typical three-bedroom house takes around five to seven days to rewire, while a small flat can be done in three to five days.

Bigger or older period properties may need ten days or more, especially where access is tricky. An empty property is always quicker to work on than an occupied one. We'll give you a firm timescale in your quote and work cleanly to keep disruption to a minimum.

A consumer unit is your home's main fuse box that controls and protects each electrical circuit; you likely need an upgrade if yours is an older model without RCD protection.

Modern units use RCDs and circuit breakers that cut the power instantly when they detect a fault, making them far safer than older rewireable boards. A standard replacement usually takes about half a day and comes fully certified to BS 7671. If you're unsure, an EICR will confirm whether yours needs replacing.
